崗位職責(zé): 1. 快速響應(yīng)與診斷: 第一時(shí)間響應(yīng)陽(yáng)獅員工關(guān)于過(guò)冷或過(guò)熱的服務(wù)請(qǐng)求,現(xiàn)場(chǎng)勘查、診斷問(wèn)題根源(如末端設(shè)備故障、風(fēng)量不平衡、溫控器設(shè)定、局部負(fù)荷變化等)。 2. 系統(tǒng)精細(xì)調(diào)節(jié): 對(duì)樓宇自控系統(tǒng)、VAV變風(fēng)量系統(tǒng)、風(fēng)機(jī)盤管、溫控器等末端設(shè)備進(jìn)行專業(yè)的微調(diào)與優(yōu)化,實(shí)現(xiàn)各區(qū)域的動(dòng)態(tài)熱平衡。 3. 數(shù)據(jù)分析與預(yù)防: 定期分析樓宇自控系統(tǒng)數(shù)據(jù),監(jiān)測(cè)各區(qū)域溫濕度趨勢(shì),發(fā)現(xiàn)異常模式,在大量投訴發(fā)生前主動(dòng)介入調(diào)整。 4. 溝通與安撫: 與陽(yáng)獅各部門員工進(jìn)行專業(yè)、友好、耐心的溝通,解釋空調(diào)系統(tǒng)原理、當(dāng)前調(diào)節(jié)措施及預(yù)期效果,管理用戶期望。 5. 預(yù)防性維護(hù): 執(zhí)行暖通系統(tǒng)的定期巡檢、保養(yǎng)和過(guò)濾網(wǎng)更換,確保系統(tǒng)以最高能效和穩(wěn)定性運(yùn)行,從源頭減少故障。 6. 文檔與報(bào)告: 詳細(xì)記錄每一次投訴處理過(guò)程、原因及解決方案,定期提交環(huán)境舒適度分析報(bào)告與優(yōu)化建議。 任職要求 o 中專及以上學(xué)歷,暖通、制冷、機(jī)電相關(guān)專業(yè)背景。 o 2年以上商業(yè)樓宇或高端辦公項(xiàng)目暖通系統(tǒng)運(yùn)維經(jīng)驗(yàn),尤其擅長(zhǎng)處理室內(nèi)環(huán)境舒適度投訴。 o 精通風(fēng)機(jī)盤管、VAV系統(tǒng)、樓宇自控系統(tǒng)的原理與現(xiàn)場(chǎng)調(diào)試方法。 o 能熟練使用萬(wàn)用表、風(fēng)量?jī)x、溫濕度儀等檢測(cè)工具。 o 出色的溝通能力和客戶服務(wù)意識(shí),耐心、禮貌,能有效安撫情緒、解釋技術(shù)問(wèn)題。 o 具有弱電基礎(chǔ),能簡(jiǎn)單配合或排查BA系統(tǒng)傳感器與執(zhí)行器故障。 o 了解人體熱舒適理論及PMV-PPD指標(biāo)。 o 持有效的制冷與空調(diào)作業(yè)操作證、電工證。
